                         Joint base Lewis-McChord Homes For Sale

The housing market around Fort Lewis Washington, seemingly impervious to the national real estate meltdown, saw an 8-10% decrease in value during the winter and spring of 2009.  Credit tightening and uncertainty about the economy resulted in the first decline in the local housing market since the 1990’s.  Since June,  the Fort Lewis-McChord area housing market has rebounded by a little better than 4%, sales volume is up considerably, and inventory is consistently declining. 

Home values in Western Washington, and in Thurston and Pierce counties specifically, have remained strong throughout the national housing slump (thru the summer of 2008).  The only quantifiable negative in our market has been a large inventory of new homes competing with existing, and a decrease in buyers able to qualify for mortgage financing.  Excess inventory has been reduced significantly since its peak in mid 2007, and interest rates at the time of this writing are at 4.75% for a well qualified buyer. 

The current economic crisis and accompanying uncertainty, coupled with further credit tightening, slowed the market during this past winter.  We began to see strong buyer interest and an increase in pending sales in March, this momentum has continued into the summer, with strong sales numbers, increasing month to month since June.  I believe this is representative of pent up demand, which appears to be significant.  Favorable conditions for investors, coupled with pent up demand, is showing up as an active market Going into the winter of 2009/10.

The economy in northwest Washington is among the strongest in the nation.  I am sure that the area will feel the effects of the economic downturn, as we have in the real estate market recently.  I believe, however, that the strength demonstrated to this point is indicative of solid local economic fundamentals, brought about by the military, state government, and large corporate infrastructure located in the area (Target, Costco, Home Depot and many others have regional distribution centers in Thurston County, with more in development).  Additionally, the geography of the region is forcing growth along the I-5 corridor, and our area is in the path of that growth.

Although we should all be preparing for economic challenges that will continue to confront us, the northwest is positioned to fare better than most.  The south Puget Sound population is projected to continue growing dramatically; the military will continue to staff Fort Lewis and McChord AFB (Joint Base Lewis-McChord) as it’s Force Projection Platform for the Pacific region, and large national and international corporations continue to locate/re-locate infrastructure to the area.  The Fort Lewis area is and will continue to be a great place to invest in real estate, and 2010 will present some really phenomenal opportunities for home buyers and investors.

Helped by the extension of the tax credit, and concerns about possible interest rate increases in the spring of 2010, the Fort Lewis-McChord AFB Real Estate market has regained 4-5% of it value since June, with sales volume up significantly.  Presently, Real Estate in Pierce and Thurston Counties priced $300, 000 and below is off by 5-6% from its highs in late 2006 and early 2007.
